Frequently asked questions.
Straight answers about listing a Wisconsin home on the MLS for a flat fee.
What is a flat fee MLS listing?
A flat fee MLS listing allows you to place your property in the Multiple Listing Service through a licensed real estate brokerage for a one-time fee. Your property becomes available to real estate professionals using the applicable MLS, while you retain responsibility for managing your sale.
How much does it cost?
Wisconsin Flat Fee MLS offers Standard for $299 with a six-month listing and up to 25 photos, and Premium for $349 with a six-month listing and up to 50 photos. Open House Alerts are included at no additional charge in both Standard and Premium for Metro MLS, RANW and SCWMLS, with up to three open houses included per package. Sellers may submit open house details for entry into the MLS, where supported. Third-party website display or promotion is not guaranteed. The listing broker does not host, schedule or conduct the open house. There are no additional listing-side closing or success fees charged by our brokerage. Additional services, when available, may involve separate fees.

Sellers may submit open house details for entry into the MLS, where supported. Third-party website display or promotion is not guaranteed. Is ShowingTime support included?
ShowingTime support is included at no additional charge in both Standard and Premium for Metro MLS, RANW and SCWMLS, where available through the applicable MLS and listing brokerage. Availability is not guaranteed in every MLS. ShowingTime support does not mean showings are automatically scheduled or conducted; sellers remain responsible for coordinating property access and showings.
Do I stay in control of my sale?
Yes. You determine your asking price, coordinate showings, evaluate offers, negotiate terms, and decide whether to accept an offer. The listing broker handles the MLS listing and applicable brokerage responsibilities.
How do buyers and agents contact sellers?
There are two ways people find and inquire about your property. Real estate agents: Realtors have direct access to the MLS, where your contact information and showing instructions are available so they can contact you directly. The general public: Buyers searching on websites such as Zillow, Realtor.com and other real estate websites do not see your personal contact information from the MLS. These websites typically display the listing brokerage's contact information and may also feature their own agent inquiry or tour-request forms. Metro MLS includes automated telephone call forwarding at no additional charge. For other MLS systems, the listing broker will forward buyer inquiries to the seller; the method varies by MLS and brokerage, and automated telephone routing is not guaranteed. However, inquiries submitted through a third-party website's own forms, including Zillow's tour-request options, may be directed to agents on that platform rather than to you or the listing brokerage. For a detailed explanation of how agents and unrepresented buyers reach sellers, see our guide to how buyers contact sellers.
Which Wisconsin MLS will my home be listed on?
Choose the MLS service for your property's location and purchase online. The brokerage checks your exact address and applicable MLS requirements during post-purchase listing preparation.
Who is this service for?
Wisconsin property owners and eligible sellers who want MLS exposure while managing their own sale. After purchase, the brokerage reviews ownership authority, required documentation and applicable MLS rules before listing activation. Eligibility and documentation requirements vary by market, and not every proposed listing can be accepted.
How do I get started?
Choose Standard or Premium, or purchase Greater Northwoods MLS, Central Wisconsin MLS, Northwestern Wisconsin MLS or NorthstarMLS directly online for $499. Each $499 service replaces the regular $299/$349 package price, not adds to it. After payment, provide property information, photographs and required documents for listing preparation under applicable MLS rules.
Will my property appear on Zillow, Realtor.com, and other real estate websites?
MLS listings are generally distributed to participating consumer real estate websites, including major property-search platforms. Availability, timing, and presentation depend on the applicable MLS and each website's distribution policies. We cannot guarantee that every listing will appear on every third-party website.
Will buyers see my personal contact information on Zillow?
Your personal contact information is not ordinarily displayed to the general public through MLS syndication. Consumer websites typically show brokerage contact information and may feature their own agent inquiry or tour-request forms. These forms are controlled by the third-party website and do not necessarily send inquiries directly to you.
Can I make changes to my listing after it is published?
Yes. You can request changes to your listing, including price adjustments, property descriptions, photographs, and other listing information. Changes are handled through the listing brokerage and must comply with applicable MLS requirements.
Who handles showings?
You coordinate property access and showings according to the instructions established for your listing. Real estate agents can review the showing instructions and available contact information in the MLS. You remain responsible for making the property accessible and responding to showing requests.
Who handles offers and negotiations?
You review offers, decide whether to negotiate, and determine which terms are acceptable. The flat-fee listing service does not automatically include full-service negotiation or buyer representation. Any additional brokerage assistance depends on the services actually offered and agreed upon.
Do I have to pay a buyer's agent commission?
Buyer-agent compensation is negotiable and is not automatically required by purchasing a flat-fee MLS listing. Any compensation arrangement is negotiated separately outside the MLS, subject to applicable laws and rules. Offers of buyer-agent compensation are not included in the MLS listing.
Are there additional fees when my property sells?
Our Standard and Premium flat-fee listing packages do not include an additional listing-side closing, transaction, or success fee charged by our brokerage. Other transaction expenses, such as closing costs or separately negotiated buyer-agent compensation, are independent of the flat-fee listing package.
Is the Wisconsin visual inspection included?
Yes. The required Wisconsin licensee visual inspection is included in our flat-fee MLS listing packages at no additional charge. It is a limited visual review required of real estate licensees and is not a substitute for a professional home inspection.
How long will my listing remain active?
The Standard package provides a listing term of up to six months, and Premium also provides up to six months, subject to the listing agreement and applicable MLS requirements. Additional listing time may be available upon request, subject to the listing broker's approval and applicable MLS requirements. A property may leave active status earlier if it sells, is withdrawn, or otherwise requires a status change.
How many photographs can I include?
Standard includes up to 25 photographs, while Premium includes up to 50. The actual number permitted may also depend on the applicable MLS and its technical requirements. Photographs must meet the MLS's applicable standards.
Can I list an investment property or a property I don't currently own?
We work with eligible investors as well as homeowners. After purchase, the brokerage reviews ownership, legal authority, required documents and applicable MLS rules before listing activation. Some contract-purchase or wholesale arrangements and markets may not qualify for MLS listing.
Can I speak with the listing broker if I have questions?
Yes. Broker access and assistance are available for questions relating to your MLS listing, documentation, and applicable listing requirements. The flat-fee service is not the same as retaining a traditional full-service listing agent to manage every aspect of the sale.
Selling in Wisconsin
Which disclosure forms do Wisconsin sellers complete?
Most Wisconsin sellers complete a Real Estate Condition Report, or a Vacant Land Disclosure Report for land, unless an exemption applies. The broker reviews the documents required for your property. Homes built before 1978 also require federal lead-based paint disclosures.
Which MLS will my Wisconsin listing appear on?
Our service uses Metro MLS for Milwaukee and southeastern Wisconsin, RANW MLS for Green Bay, the Fox Valley and Fond du Lac, South Central Wisconsin MLS for Madison, Rock, Sauk and Juneau Counties, Greater Northwoods MLS for the seven-county Northwoods region, Central Wisconsin MLS for the Wausau, Stevens Point and Marshfield area, Northwestern Wisconsin MLS for Eau Claire and northwestern Wisconsin, and NorthstarMLS for Polk, St. Croix and Pierce Counties, based on the exact property address. The first three use the same $299 Standard package; Greater Northwoods MLS, Central Wisconsin MLS, Northwestern Wisconsin MLS and NorthstarMLS service is a single $499 flat fee.
