How Does Metro MLS Work?

A Wisconsin seller guide to Metro MLS: who it serves, the counties in our coverage, listing entry, website exposure and the responsibilities of a flat fee seller.

Metro MLS is the multiple listing service used by brokers across Milwaukee and much of southeastern Wisconsin. Member agents use it to find homes for buyers from the Lake Michigan shoreline to the western Waukesha County lakes.

WisconsinFlatFeeMLS.com is an independent listing service, not the MLS operator. This guide explains how Metro MLS works and how a flat fee listing fits into it.

What Is Metro MLS?

An MLS is a database that participating brokers use to share listings with one another. A Metro MLS listing record contains the property facts, asking price, photographs, status and showing instructions, so member agents can match your home with their buyers.

Which Wisconsin Areas Does Metro MLS Serve?

Our Metro MLS coverage includes Milwaukee, Waukesha, Racine, Kenosha, Washington, Ozaukee and Sheboygan Counties. The brokerage confirms the correct MLS and entry rights from the exact property address.

Can a Homeowner List Directly on Metro MLS?

A homeowner cannot add a property to Metro MLS without a participating brokerage. You can sell without MLS exposure, hire a full-service listing agent, or use a licensed flat fee brokerage to enter the listing while you manage your own sale.

A flat fee listing does not include an MLS login. The brokerage remains responsible for listing accuracy, required documents and updates.

How Does a Metro MLS Listing Reach Property Websites?

Metro MLS listing data may be distributed to participating brokerage search sites and consumer websites, including Zillow and Realtor.com, under applicable feed and display arrangements.

Those websites are independent of the MLS. Display timing, contact buttons and photo presentation depend on their own rules, and no particular website placement is guaranteed.

How Do Buyers and Agents Contact the Seller?

Agents searching Metro MLS use the seller contact information and showing instructions supplied with your listing to schedule appointments.

Consumer websites usually display brokerage information or their own inquiry forms. Metro MLS includes automated telephone call forwarding at no additional charge. For other MLS systems, the listing broker will forward buyer inquiries to the seller; the method varies by MLS and brokerage, and automated telephone routing is not guaranteed. Website inquiries may be handled by the platform's own agents.

Preparing Your Southeastern Wisconsin Listing

The brokerage needs the legal property address, accurate property details, photographs and signed listing documents, including the Wisconsin Real Estate Condition Report where required. Homes built before 1978 need federal lead-based paint disclosures.

Southeastern Wisconsin listings range from Milwaukee duplexes and condominiums to lake homes and larger-lot properties. Provide condominium or association documents, rental details for multi-unit buildings, and well and septic records where they apply.

What Does a Flat Fee Metro MLS Listing Cost?

Standard is $299 for 6 months and up to 25 photos. Premium is $349 for 6 months and up to 50 photos. Both base packages include Open House Alerts at no additional charge, with up to three open houses per package for MLS entry where supported. There is no MLS-specific surcharge for Metro MLS.

ShowingTime support is included at no additional charge in both Standard and Premium for Metro MLS, RANW and SCWMLS, where available through the applicable MLS and listing brokerage. Availability is not guaranteed in every MLS. ShowingTime support does not mean showings are automatically scheduled or conducted; sellers remain responsible for coordinating property access and showings. Additional listing time may be available upon request, subject to the listing broker's approval and applicable MLS requirements. Buyer-agent compensation is negotiated separately outside the MLS.

Pricing and packages

Wisconsin rules require a licensee visual inspection of listed property, including Metro MLS listings. It is included in both packages; see our Wisconsin visual inspection guide.
