Northwestern Wisconsin Multiple Listing Service (NWWMLS) is operated by the REALTORS® Association of Northwestern Wisconsin (RANWW). Member agents use it to share listings from Eau Claire and the Chippewa Valley north through the Rice Lake, Spooner and Hayward lake country.
WisconsinFlatFeeMLS.com is an independent listing service, not the MLS operator. This guide explains how Northwestern Wisconsin MLS works and how a flat fee listing fits into it.
What Is Northwestern Wisconsin MLS?
An MLS is a database that participating brokers use to share listings with one another. A Northwestern Wisconsin MLS listing record contains the property facts, asking price, photographs, status and showing instructions, so member agents can match your home with their buyers.
The MLS's own Policy and Procedure Manual defines its Mandatory Listing Area in three regions: Eau Claire and Chippewa Counties; the Dunn, Pepin, Buffalo, Trempealeau and Jackson area; and the Barron, Washburn, Burnett, Rusk, Sawyer, Bayfield and Ashland area.
Which Wisconsin Areas Does Northwestern Wisconsin MLS Serve?
Our Northwestern Wisconsin MLS coverage includes ten full counties: Eau Claire, Chippewa, Dunn, Pepin, Buffalo, Barron, Washburn, Burnett, Rusk and Sawyer.

Four more counties are covered only in part. The MLS limits them to these townships, so we never describe them as fully covered:

- Jackson County: Garfield, Cleveland, Northfield, Garden Valley, Curran, Hixton, Springfield, Alma, Taylor, Albion, Adams, Brockway, Millston, Knapp, Bear Bluff, City Point and Komensky.
- Bayfield County: Barnes, Cable, Delta, Drummond, Grand View, Kelly, Lincoln, Mason and Namekagon.
- Ashland County: Agenda, Butternut, Chippewa, Gordon, Jacobs, Peeksville and Shanagolden.

Can a Homeowner List Directly on Northwestern Wisconsin MLS?
A homeowner cannot add a property to Northwestern Wisconsin MLS without a participating brokerage. You can sell without MLS exposure, hire a full-service listing agent, or use a licensed flat fee brokerage to enter the listing while you manage your own sale.
A flat fee listing does not include an MLS login. The brokerage remains responsible for listing accuracy, required documents and updates.
How Does a Northwestern Wisconsin MLS Listing Reach Property Websites?
Northwestern Wisconsin MLS listing data may be distributed to participating brokerage search sites and consumer websites, including Zillow and Realtor.com, under applicable feed and display arrangements.
Those websites are independent of the MLS. Display timing, contact buttons and photo presentation depend on their own rules, and no particular website placement is guaranteed.
How Do Buyers and Agents Contact the Seller?
Agents searching Northwestern Wisconsin MLS use the seller contact information and showing instructions supplied with your listing to schedule appointments.
Consumer websites usually display brokerage information or their own inquiry forms. Metro MLS includes automated telephone call forwarding at no additional charge. For other MLS systems, the listing broker will forward buyer inquiries to the seller; the method varies by MLS and brokerage, and automated telephone routing is not guaranteed. Website inquiries may be handled by the platform's own agents.
Preparing Your Northwestern Wisconsin Listing
After purchase, provide the legal property address, accurate property details, photographs and signed listing documents, including the Wisconsin Real Estate Condition Report where required. Homes built before 1978 need federal lead-based paint disclosures.
Northwestern Wisconsin properties often include lake and river frontage, cabins, private wells and septic systems, and wooded or farm acreage. In the partial counties, include your township name with your post-purchase listing details.
What Does a Flat Fee Northwestern Wisconsin MLS Listing Cost?
The Northwestern Wisconsin MLS service is a single $499 flat fee that replaces the Standard and Premium package prices — it is not added on top of them. Typically 6 months with up to 25 listing photos. After purchase, the brokerage prepares the listing under applicable MLS requirements. Order online; the brokerage reviews your property details and applicable MLS coverage after purchase.
Buyer-agent compensation is negotiated separately outside the MLS.
Wisconsin rules require a licensee visual inspection of listed property, including Northwestern Wisconsin MLS listings. See our Wisconsin visual inspection guide.
